The Fort Mill Town Council will convene for its regular meeting on Monday, Sept. 28, at 6:00 p.m. in the Council Chambers on the third floor of Town Hall, located at 205 N. White St.
Heading the agenda is the second reading and final consideration of a comprehensive ordinance to repeal and replace the Town’s Zoning Code. The massive regulatory overhaul updates development standards across the municipality, establishing revised dimensional requirements, refined density thresholds, and updated open-space guidelines for residential districts — ranging from single-family R-25 and R-15 zones to Planned Cluster Developments (PCD) and Planned Neighborhood Developments (PND). Among the code changes are modernized traffic impact standards, requiring multi-phase developers to provide detailed intersection capacity analyses and demonstrate strict compliance with Fort Mill’s multi-modal transportation plans.
In addition to the zoning overhaul, Council will vote on second readings for both the FY 2025–26 and FY 2026–27 municipal budgets.
Leaders will also consider a resolution formally designating Downtown Fort Mill as an official cultural district, aimed at highlighting the historic core’s arts, dining, and community heritage. On the infrastructure front, Council is scheduled to consider awarding the contract bid for the Dye Branch Stream Restoration Project to address local watershed health and stormwater management.
The meeting will open with a presentation from Fort Mill Economic Partners regarding regional development updates.
