Tega Cay Planning Commission to Discuss Marina District Zoning Amendments

Tonight, the Tega Cay Planning Commission is set to convene a critical meeting to discuss potential changes to the city’s zoning codes, particularly concerning the Marina Overlay District. The meeting is scheduled for 6:30 PM in the council chambers located on the lower level of the Glennon Center.

The focus of the discussion will be on proposed amendments to Article XX of the zoning code. Notable among the draft amendments is the proposed removal of multi-family residential developments within the district. This change aligns with Tega Cay’s broader vision to maintain the unique character and landscape of the area.

In addition to the removal of multi-family residences, the amendments suggest new regulations for establishments that provide outdoor seating, live entertainment, or outdoor games. Under the proposed rules, these areas must be located at least 200 feet away from any residential zoning districts, a move aimed at minimizing noise and disruption to residents.

The size of facilities such as restaurants or yacht clubs within the district is also set to be capped at 5,000 square feet. This limitation is intended to control the scale of development and preserve the aesthetic and environmental quality of the waterfront.

Previously, the City Council had removed hotels as a permitted use in the Marina Overlay District, following recommendations from the Planning Commission. This decision reflects the community’s preference for lower-density and less intensive uses along the marina.
